Although homeowners still need to cover every inch of their home top to bottom with their home inspector, there are a few key areas where additional expertise may be required. These 8 areas are announced in the Prudential Beazley Real Estate blog.

The first area is the roof. Many inspectors are not certified to inspect a roof and a specialist will be required to determine its condition. “In snowy or stormy weather when roof scaling proves difficult, it may be possible to get a special provision that allows the inspection to be extended until such time that weather improves,” says Prudential Beazley Real Estate.

The second area of the home that should be carefully inspected is the chimney. A chimney specialist will run a camera down the length of the chimney to check for cracks and other damages.

While a homeowner is familiarizing themselves with the interior of their home, they shouldn't neglect the exterior. If there is severe drainage or a major ground shifting problem a geological inspector will be able to catch it.

The fourth area that requires a higher level of expertise is the sewer. A sewer specialist will use sewer cams to check for cracks or breaks in the sewer line from the house to the street.

A termite inspection is usually done by the seller. If not, a termite inspection is critical. Homeowners should make certain to review the finished report and double check that the recommended work has been taken care of.

Like termites, moisture can cause significant damage to a home in the form of mold and toxins. Prudential Beazley Real Estate suggests calling in a specialist who can check for any existing mold, especially in places prone to moisture such as basements and other below-ground level areas.

The next area to have checked is insulation around ducting, water heaters, and pipes. Here is where asbestos forms, the inhalation of which can cause cancer and other dangerous side effects.

Finally, a homeowner will want to work with their real estate agent and their inspector to find out if there has been any work done on the house that wasn't approved by the city. Any unauthorized changes to the home could cause the new owners future headaches.
