Dubai Burj and Downtown Become the Most Sought After Properties at Bayut

The supposedly slow real estate sector of Dubai real estate still has attraction for the expatriates and investors as disclosed by Abdul Hakim, the real estate expert at Bayut.

 

London, England -- (SBWIRE) -- 10/12/2011 -- Several reports issued by independent real estate surveyors clearly show that the slump in buying and selling of property is witnessed primarily in less developed and less privileged areas of Dubai. The data collected by Bayut confirms such trends. Abdul Hakim, the real estate expert and senior member at Bayut, offered an insight into the market trends. According to Hakim, “Dubai Downtown is one such area of Dubai where major and consistent real estate activity has been observed over the years.”

Hakim believes that the factors which have contributed to such robust buying and selling of properties in Dubai Downtown drop down to a single factor which is maintaining the high standards of commercial and residential properties. It was generally observed that with the real estate crash in the UAE in general and Dubai in particular, the owners and landlord abandoned all the renovation tasks and even the incomplete residential and commercial projects were left that way.

However, the landlords who owned property in Dubai Downtown reacted differently to the crisis. Hakim pointed out, “Unlike all other properties in Dubai, the construction and investment activities continued in Dubai Downtown and one such big, in fact the biggest proof is Burj Khalifa, the construction of which started during the crisis and gained worldwide attention for being such a grand construction project initiated during such terrible economic conditions.” The efforts paid off and initially a limited number of investors and Pakistan Estate Agents shifted their focus to the properties in Dubai Downtown and consequently made it more attractive for the investors.

The popular destinations of Dubai Downtown include The Mansion, The Address, The Dubai Mall, Burj Park Island, South Ridge and The Residences. These, among many others, are some of the more notable Dubai properties in Dubai. Hakim believes that Dubai Downtown has set an ideal example for the rest of Dubai properties by staying tall and graceful about the worst crisis of Dubai real estate’s history.
